A Guide To Moving In
When can I move in?
Your tenancy begins on the 1st July.
You can move in from that day onwards.
** Please do be aware that some properties have a quick
turnover and they will need to be cleaned and decorated.
This will be done within a reasonable time frame. **
Can I move in early?
Sorry this is not possible as the turnovers
have a 24 hour gap.
What furniture
is included in the Property?
Kitchen
Washing Machine, Fridge/freezer, Cooker,
Microwave, Kettle, Toaster,Iron with board, Dining table
with chairs, Hoover, Mop & bucket, Dustpan &
brush,Swing bin.
Lounge
Sofas, Coffee table.
Bedrooms
Single Bed, Computer desk with draws,
Chair, Wardrobe, Mattress protectors.
Starting the Tenancy
Your tenancy begins from the date on the contract. We
will meet you and hand over the keys. The inventory
is to be done at this point, one of the tenants will
go round with the checking the condition of the property,
fixtures and fittings. The inventory will then be signed
by the tenant and landlord. On the last day of the tenancy
the same tenant will go through the inventory with the
landlord again checking the condition of the property,
fixtures and fittings.All numbers you require for emergency
will be on the notice board in the property and our
contact details. We use the email as a form of contact
during office hours, if you need to speak to us telephone
during these hours as mobile is for emergency only out
of hours. Any contact made out of hours, unless emergency,
will be answered on the next working day.
If you have any problems on arrival please do not hesitate
to contact us.
The Inventory
An inventory will given to you on moving in. This is
a document listing the contents and condition of your
home with a brief description. We will go through with
a tenant or tenants and sign that we bothagreed on the
condition of the property/fixtures/fittings. This will
be taken by landlord and a copy will be returned to
the tenants..
Gas, Electricity & Water
If these are included in your rent you don't need to
do anything. Meter readings will be taken at the start
of your tenancy and then monthly there after. If you
are using above average amounts of gas or electricity
you will be charged. This doesn't mean you need
to panic and live in darkness it just means be sensible.
If you leave a room turn off the light, don't leave
TV's etc on standby - turn them off, If you pay your
bills please be aware that your final bill will be forwarded
to you to pay.
Can We stay another year?
YES! When we begin to receive interest for the following
year (generally the beginning of December) we contact
all of our current tenants and give them first refusal.
If you want to stay you will be asked to sign a new
contract.. For groups who wish to stay the rent generally
stays the same and there are no additional fees so it
doesn't cost you any extra.
Can we put up shelves
All work in the house is carried out by ourselves. If
you would like shelving please just ask and this can
be arranged.
I don't want some of the furniture
Please do not remove any furniture. Any furniture not
required please advise us and we will arrange removal.
If furniture is removed by you and damaged you will
have to pay for replacements.
The houses are our investment we strive to keep them
in top condition, all of them have been refurbished
to a high standard. So please take care of them and
report any problems asap . We don't bite .
Smoke Detectors
These are all mains connected and checked regularly,
there are batteries in them but this is for back up
should there be a power cut.
Insurance
The property has building insurance. You need to insure
your own possessions, arrange this for the start of
the tenancy.
Locks on Bedroom Doors
Due to fire regulations and the accreditation no locks
or bolts can be fitted.
Problems With Housemates
Please do let us know if there are any problems, hopefully
we can help sort them out before they get out of hand.
Noise
Loud music and noisy neighbours are all liable to be
brought to the attention of Environmental Officer. Please
be aware you are in a residential area, young families,
elderly people and people who have to be up at 6.00
am for work. Loud music is noise pollution. Noise late
at night will lead to complaints. Late night visitors
calling or leaving all cause annoyance. So please just
be considerate, your tenancy agreement will say that
you must not cause annoyance to neighbours or something
similar. If you have any problems please do contact
us before problems get out of hand.
Cleaning
Clean regularly. Keep the cooker clean and grill, wipe
down after use will save a hideous job at the end. Get
a cleaning rota going and stick to it. Pour fat into
a tin not down the sink as a blockage will cost you.
Sanitary products should be disposed of in the bin not
down the toilet as a blockage will cost you.
Holidays
Please inform us when property is vacant such as Christmas
for security reasons.
Bikes
No bikes to be brought into the property due to fire
risk (blocking access routes) and damage caused. All
properties have a secure shed, or secure bike bolts
attached to walls. please leave them in there or outside.
Refuse
Information on your refuse collection
will be in the property. Please ensure the bins are
placed out the night before collection and do not leave
bags by the bin as these will not be taken. If your
wheelie bin goes missing you can ring the council and
get a replacement. Please ensure al wheelie bins are
brought back onto the property.
Council Tax
This is your responsibility to sort out. Please do not
leave it as you will receive a bill as we inform the
council you are the tenants. Get the relevant forms
from the university.
Smoking
All our houses are no smoking and this is covered in
the contract. If you have visitors who smoke outside
then please dispose of the ends in a pot not all over
the garden.
Gardens
All gardens are maintained by us
Parking
Some properties have private parking or permits please
be sure to adhere to the rules of the contract.
Late Payments of Rent
Please ensure your direct debits are
paid in on the 1st of each month as late payments will
be charged as detailed in your contracts.
